Recent urban transformations in the so-called Palermo Soho and Palermo Hollywood neighborhoods in the city of Buenos Aires, are representative of the coexistence of two types of differentiated processes: large-scale developments that lead to the rearrange-ment of the original plot structure and often "erode" the original grid; and micro-transformation additions, plot by plot, that result from the renovation or substitution of the building stock, led by individual initiatives. The focus is set on the morpho-typological characteristics of the existing urban fabric, and the changes in terms of socio-economic patterns and uses of space that have emerged as a result of the increasing spread of activities related to the design and audiovisual industries. The last section of the paper opens the discussion on the extent to which current urban legislation has pro-moted or accompanied these private developments, and the effects of specific public policies and urban projects.
