Abstract

During the post-crisis economic recovery cycle 2001, in Santa Fe intensive development of high-rise buildings occurs in the central urban core. This process called verticalization is promoted by this economic cycle, but in convergence with a local condition of the development of urban structure, characterized by a scarcely dense center and an expansion occupied without a network of efficient communication. This article discusses the development of the property market in Santa Fe since 2001 and the impact on urban dynamics of central tissue from three issues: the morphological changes; the emergence of new conficts and actors on the building and the creation of new instruments of urban regulation. These three issues alter the meaning of the high-rise building and its effects: of a progress indicator to an element that degrades the heritage and use of urban areas.
